Lester Bleckner & Shaw LLP (‘LBS’) is a full-service real estate law firm. It was launched with the thesis that being a “one-stop shop” would not only provide LBS with a competitive advantage over our peers, but, more importantly, that our clients would benefit from our comprehensive guidance and counsel throughout the course of their various transactions.
Our institutional owner, sponsor and developer clients rely on us for all aspects of their real estate projects, from initial joint venture, parcel acquisition, financing, preparing offering plans, construction, lease up and sale. Clients also benefit from our extensive experience in negotiating equity raise and/or debt closings, drafting organizational, joint venture and miscellaneous structuring documents, and negotiating commercial leases. We have also represented clients in construction agreements with architects and contractors, and in various commercial litigation matters.
In terms of representative clients, LBS represents Empire State Realty Trust (‘ESRT’) in the majority of its commercial leasing matters, including the office, retail and broadcasting at The Empire State Building, all of the retail leasing throughout ESRT’s portfolio, and all of the leasing at ESRT’s assets in Westchester and Connecticut. We also represent several other institutional and corporate landlords in Manhattan and the outer boroughs.
On the tenant side, we have represented a number of international companies looking to enter the American market, as well as a number of US companies looking to go national. On the retail side we represent companies in all commercial sectors, with a recent special emphasis on entertainment, hospitality, restaurant, and fitness.
Our clients include multinational engineering firms, media companies, concert venues, theatre operators, and cafes, as well as private equity and fund clients in various capacities.
